Building Health & Safety

Building owners and Owners Corporations must be aware of their liability to ensure the safety of their buildings, no matter what type or class of building that may be.

AESG can supply a comprehensive BH&S Report in four sections:

Part 1: Building Condition Hazards

  • Reporting on hazards that arise from building failure (ie. tripping hazards arising over time due to wear and tear)

Part 2: Safety Measures

  • Outlines the requirements for specific safety measures on the property, depending on the building class and size

Part 3: Personal Injury Risk

  • Outlining areas of risk where the high probability of injury to a person may necessitate the need for rectification

Part 4: Utilities Risk

  • Reports on hazards arising from utilities (ie. electrical hazards)

Our inspections are carried out during daylight hours and every effort is made to reduce disruption to buildings and building residents.

Our report will:

  • Highlight and clearly identify all hazards found on the day of inspection.

  • Provide location information and describe the issue

  • Recommend the course of action to resolve or reduce the hazard

  • Supply photos for each identified hazard

  • Prioritise the hazards to be addressed, using the AESG internal rating system.
