Inspection Frequency

If a Building Surveyor finds your building to be in breach of the Essential Services Act, you can be fined $1000 per penalty unit and a Building notice may be placed on the building.

If your building was built before 1 July 1994, you are not required to supply a form 10 annual audit report. However, you are still responsible for ensuring that any safety equipment, safety fittings or safety measures are maintained and fulfilling their purpose. This includes exits and paths of travel to exits. It is also necessary that your records of maintenance checks, service and repair work be kept so they can be made available for inspection by your Municipal Building Surveyor of Chief Officer within 24 hours of notification. And remember, if building work is carried out, these circumstances may change, so it is worth checking with your Municipal Building Surveyor or private Building Surveyor to see what you need to do to comply with regulations.
